Almost every chimney failure we open up started as water. It gets in through a cracked crown or failed flashing, freezes, expands, and works the masonry apart from the inside. On the coast the freeze-thaw cycle runs harder and the salt makes it worse.
The repair is straightforward when it's caught early and expensive when it isn't. That's the entire argument for having somebody look before there's a stain on your ceiling.

An inspection answers it, and the honest answer is usually repair. A full rebuild is a real thing but it's rarer than people fear. Spalling brick, a cracked crown, and failed flashing are all repairable — what pushes a chimney toward rebuilding is structural movement or a stack that's been taking water for a decade.
What is relining, and do I need it?
A liner is the flue inside the chimney that actually carries the exhaust. Old chimneys around here often have clay tiles that have cracked, or no liner at all. Any new gas, wood, or pellet insert needs a stainless liner sized to it, and a damaged flue needs one whether or not you're installing anything.
Can you repoint a two-hundred-year-old chimney?
Usually. Historic masonry wants a softer mortar than modern mix — using the wrong one does slow damage. It's the kind of detail that matters more in Plymouth than almost anywhere else, and it's worth asking any contractor about before they start.
How long does chimney repair take?
A crown or a cap is often a day. Repointing depends on how much of the stack is involved. A rebuild is a multi-day project that depends on weather, and on this coast weather is a real scheduling factor. We'll give you a realistic window rather than an optimistic one.
Do you pull permits for chimney work?
